Roofing silicone coating services could be the solution you’ve been looking for. This cost-effective, energy-efficient, and long-lasting roofing option is gaining popularity across Florida, especially in areas like South Miami where intense sun and storms can wreak havoc on traditional roofing systems.
In this in-depth guide, you’ll learn everything you need to know about silicone roof coatings—what they are, how they work, why they matter in South Miami’s climate, and how to find a trusted roofing contractor near you.
What Is a Silicone Roof Coating?
Silicone roof coating is a liquid-applied membrane made from silicone-based polymers that cure to form a seamless, durable, and water-resistant barrier. It’s applied over existing roof substrates such as modified bitumen, metal, EPDM, TPO, or built-up roofing (BUR).
Key Benefits:
- Waterproofing: Ideal for flat roofs prone to ponding water.
- UV Protection: Reflects up to 90% of the sun’s rays, reducing heat absorption.
- Flexibility: Expands and contracts with temperature changes.
- Eco-Friendly: Reduces landfill waste by extending the life of existing roofs.
- Cost-Effective: A fraction of the cost of a full roof replacement.

Why Silicone Roof Coating Is Perfect for South Miami,
South Miami’s subtropical climate includes scorching sun, heavy rains, and hurricane threats. These conditions demand roofing solutions that can handle:
- High UV exposure
- Frequent storms
- Constant moisture and humidity
- Intense thermal movement
Silicone roof coating systems are tailor-made for this environment. Their resilience to UV rays and ponding water makes them one of the best roofing solutions in South Miami and surrounding areas.
Types of Roofs That Work with Silicone Coatings
Silicone coatings can be applied over many existing roof types:
- Flat and low-slope roofs
- Modified bitumen roofs
- Metal roofing systems
- Single-ply membranes (TPO, PVC, EPDM)
- Built-Up Roofs (BUR)
If you’re unsure whether your roof qualifies, a professional roof inspection by a certified contractor in South Miami can determine compatibility.
Step-by-Step Silicone Roof Coating Process
1. Roof Inspection and Evaluation
A licensed roofing contractor will inspect your existing roof to assess:
- Structural integrity
- Presence of leaks
- Condition of seams and flashings
2. Cleaning and Prep
- Pressure washing the roof surface to remove dirt, mildew, and debris
- Repairing any cracks or tears
- Priming the roof (if needed based on material compatibility)
3. Application of Silicone Coating
Using rollers or spray equipment, contractors apply one or two layers of silicone coating. This forms a seamless, monolithic barrier against water intrusion.
4. Curing and Final Inspection
The coating is left to cure (usually 24–48 hours), and the roof is then inspected to ensure proper adhesion and thickness.

Benefits of Silicone Roof Coating for Property Owners
1. Energy Efficiency
Silicone’s reflective properties help reduce indoor cooling costs by deflecting sunlight. South Miami property owners often see a drop in utility bills during summer months.
2. Avoid Roof Replacement
Instead of spending tens of thousands on a new roof, silicone roof coating allows you to restore your existing roof’s function and aesthetics for a much lower price.
3. Low Maintenance
Unlike other roofing materials, silicone coatings don’t crack or peel easily. Annual inspections are usually enough to maintain performance.
4. Leak Protection
South Miami homes and buildings are no strangers to torrential rain. Silicone coatings provide waterproofing that withstands standing water and leaks.
5. Environmental Benefits
By extending your roof’s lifespan and reducing material waste, silicone coatings are an eco-conscious solution aligned with green building practices.

About South Miami, FL
South Miami is a city in Miami-Dade County, Florida in the Miami metropolitan area. The population was 11,657 at the 2010 census and as of 2019, according to the U.S. Census Bureau, was 11,911.South Miami's central business district is directly served by the Miami Metrorail at the South Miami station on Sunset Drive, connecting the suburb to Downtown Kendall, Downtown Miami, and the Miami Intermodal Center at Miami International Airport. == History == South Florida had been roamed by Native Americans (Tequesta, Calusa, and Jaega), probably for centuries, before white pioneers advanced through Little Hunting Ground (later known as Miami's Coconut Grove neighborhood) to Big Hunting Ground (now known as the Cutler neighborhood of Palmetto Bay).Wilson Alexander Larkins (1860–1946) was 36 years old when he, his wife (Katie Estelle Burtashaw) and five children, and their livestock arrived in Fort Dallas (now the Lummus Park Historic District of Miami) in 1896. He purchased property west of Red Road and Sunset Drive, where he built a home and barn. He also built the first general store east of that area in 1898 at what is known today as '"Cartagena Plaza" or "Cocoplum Circle" (actually in Coral Gables, Florida), and as the community grew, he established a post office in the community. Larkins became the first Postmaster, a role he held for sixteen years; he named the area Manila, but the majority of the settlers, who began building homes around his store, preferred the name of "Larkins" in his honor.A depot was placed along the Florida East Coast Railway in 1904, and in the same year, John Moses Dowling built the first house within what is now South Miami city limits. His son-in-law opened the first store on the west side of the tracks, called the White Palace Grocery.Other prominent historic families have historic buildings and streets named for them, such as Dorn Avenue (Southwest 59th Avenue) and the Shelley Building, among others. Harold W. Dorn and his brother Robert moved to the area in 1910; their primary interest was growing mango and avocado. Mary E. Dorn was the first president of the Cocoplum Thimble Club, the first Women's club in Larkins. In 1925, the Dorn brothers built the Riviera Theatre at 5700 South Dixie Highway; in 1934, Charles T. Fuchs moved his Holsum Bakery from Homestead to South Miami and turned the Riviera Theatre Building into a bakery.
